Terms & Conditions
This Short Term Rental Agreement (the “Agreement”) is made by and between FP Properties LLC (“Homeowner”) and “Guest” as of the date set forth on the signature page of this Agreement. The parties hereby agree as follows:

Property. The Property is located at 2694 E Erickson Road, Pinconning, MI 48650

Rental Period: The lease begins at 4:00 p.m. on the Check-in Date and ends at 11:00 a.m. on the Checkout Date.

Rental Party: The guest who signs this Agreement must be at least 25 years old. Any reservations made under false pretenses will result in loss of all payments and possible removal of Guest and Rental Party from the Property.

Maximum Occupancy: The maximum occupancy for the Property is limited to 6 people, which is the total number of people that the Property can sleep.

Visitors: A Visitor is an occupant at the Property that is not staying overnight.

Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the Property and shall cause all members of the Rental Party and any Visitors to the Property to abide by the Rental Rules at all times while at the Property.

Excessive Wear and Tear; Damage: The Property is fully furnished. Furniture, bedding, kitchen equipment, utensils, or any other property supplied with the Property must not be removed from the Property. Loss of these items, as well as damage to the Property or furnishings in excess of normal wear and tear, will be charged to Guest.
If something should break, please notify the Homeowner so that a replacement can be made. The cost of any damage to the Property or furnishings, in excess of normal wear and tear, will be invoiced after check out.

8. Access: Guest shall allow Homeowner or their representative access to the property for purposes of repair and inspection. Homeowner or their representative shall exercise this right of access in a reasonable manner.
9. Rental Rate and Fees
● Minimum Stay: The minimum stay is 2 nights.
● Damage: an invoice will be sent to Guest after checkout if any damage has occurred.

Friday and Saturday – $300 per night

All payments will be made through our online reservation page at
www.saginawbayfishcamp.com
11. Reservations are not considered “guaranteed” until the Homeowner receives a signed copy of the Rental Agreement and receives payment.
Booking Confirmation will be emailed to Guest upon receipt of the signed copy of the Rental Agreement and the payment. Please review the Booking Confirmation for accuracy of dates, mailing address, and total number of people that will accompany Guest. Advise the Homeowner of any errors for correction.
12.Cancellation Policy: If the Guest wishes to cancel the reservation, the Reservation Deposit will be refunded as follows:
● 100%, minus $250 Cancellation Fee, if canceled 30 days or more prior to the Check-in Date.
● No refund will be given if canceled less than 30 days prior to the Check-in Date.
13. Governing Law: This agreement shall be governed by the laws of the state of Michigan. Each of the parties irrevocably consents to the exclusive personal jurisdiction of the federal and state courts located in Michigan, as applicable, for any matter arising out of or relating to this Agreement.
14.Indemnification: Guest agrees to indemnify and hold Homeowner harmless from any liability for personal injury or property damage sustained by Guest or Visitors invited onto the property by Guest. Any unsafe or dangerous condition must be reported to Homeowner or Homeowner’s Representative immediately. Guest acknowledges that the use of the Property is entirely at Guest’s risk.
15.Listing and Pricing: Rates, furnishings, and fees, as stated on our website, shall be considered as fixed and accurate as of the date of this Agreement. Homeowner confirms that the pictures listed on our website are all taken from the Property which is the subject of this Rental Agreement.
16.Mechanical Failures: Homeowner cannot guarantee against mechanical failure of electrical service, stopped plumbing, water supply, heating, audio visual equipment, internet access, television, or appliances. Please report any inoperative equipment to Homeowner or Homeowner’s Representative
immediately. All reasonable effort will be made to have repairs done quickly and efficiently.

Housekeeping: The Property will be cleaned prior to your arrival. If there are any
issues with the Property’s cleanliness upon your arrival, please contact the Homeowner immediately. Homeowner does not provide daily maid service. Guest shall keep the Property in a general state of cleanliness and good condition and repair. Guest acknowledges that at commencement of the Rental Period that the Property is in good condition and substantial repair, except for any defect Guest may report to Homeowner’s Representative during the first day of the rental.

Garbage: Any garbage must be stowed in the proper garbage or recycling receptacle. Garbage is picked up weekly on Thursdays generally around 7:00am (unless after a holiday – then it will be picked up a day later). If your reservation is over a Thursday, please take the trash receptacle to the curb on Wednesday night.
19.Landscaping: We will ensure that the grounds of the Property are in good condition. Guest should be aware that mowing or other grounds maintenance may occur while you are at the Property.
20. Water and Septic: The Property is on a well and septic system. The Property has an in-home water filtration system, so there are no issues with drinking / using the tap water. However, for better tasting drinking water, use the Brita filter in the refrigerator. Do not flush anything other than toilet paper down the toilets. If it is found that anything other than toilet paper has been flushed, Guest could be charged for damages to the septic system.
The parties agree to the terms of this Short Term Rental Agreement, as evidenced by the signatures set forth below.

Exhibit A RENTAL RULES and Property Information
General Rental Rules: Loud noises, parties, trespassing on private property, exceeding occupancy limits, or disruptive behavior is forbidden. Large groups or functions such as weddings, wedding related events, reunions, or special events are not permitted.
1. No Smoking. Smoking is NOT allowed inside any structure or within 15 feet of any building. Please do not dispose of cigarette butts on the grounds.
2. No Pets Allowed.
3. Absolutely no unattended outdoor fires. Outdoor fires are only permitted in the firepit and must be completely extinguished before leaving the firepit. Guest is solely liable for any damage that results from an unextinguished fire.
4. No Fireworks. No fireworks are permitted in or around the Property. 5. Fish Carcasses:
– Please do not place fish carcasses in the garbage or dispose of them anywhere on OUR property.
6. Parking – please limit parking to ONLY the gravel driveway and concrete pad in front of the shed.
7. Locks and Keys – a code will be given to you with your rental confirmation for access to the front door. Keys to the shed are hanging on a hook on the shelf just to the left of the door. Please lock the shed and the front door when you leave the property and when you check out and be sure to place the keys back on the hook. A $250 fee will be charged for lost or stolen keys.
8. Thermostats, Heating and Cooling

– Bathroom: There is a baseboard heater that is controlled by a digital thermostat. Simply adjust the temperature up or down as desired. The air conditioning unit is controlled by manual knobs. Please be sure to only be operating either the AC unit or the baseboard heater. Do NOT use them both at the same time. Also, make every effort to turn the AC unit off when you are not using the bathhouse.

– House: a Mitsubishi Mini split both heats and cools the house. A digital thermostat located on the west wall (opposite the TV) controls the temperature.
9. Water – the house and bathroom are supplied by an artesian well. A large 3-stage water filtration system is installed to provide filtered water at all spigots. However, for better tasting drinking water, use the Brita filter in the refrigerator.
